Site: The property is a 15,000 SF sloping lot fronting the Keauhou golf course facing west with commanding ocean views. Keauhou Estates has strict covenants and restrictions governing building heights set by sight plane, roof types are restricted to a hip roof style with a limited percentage of flat roofs. Full two-story walls are not allowed and landscape walls needed for slope terracing were restricted in height.

 

Client’s Vision: Our client, a developer, was building the home as a speculative investment property. The home was designed as a 3-story, 1-bedroom home with a 2 bedroom guest suite aimed at the Japanese market that spent heavily in Hawaii during the late 80s and early 90s. The client was flexible and trusting, giving my partner and myself considerable leeway during the design process.

 

Resulting Design: To set the home apart from other speculative properties in Keauhou Estates, we rotated the home on the lot with a wrap around lanai, creating a wide panoramic ocean view with a dual orientation.

 

The home is accessed from the entry drive through a small, gated courtyard terrace on the third floor. You enter between the garage and third floor guest suite through a skylight covered outdoor stairway. The stairway descends next to a terraced landscape and cascading fountain feature. 

 

As you arrive at the second level, you are presented with a seating step overlooking a Koi pond on the right with the sounds of trickling water. On the left, opposite the Koi pond, is the main front entrance to the home. Open the door and you are on a spine leading you physically and visually layering the spaces through the home and lanai to the ocean view beyond. As you pass through the house to the lanai, you realized you have entered the main living space of the home – the outdoor covered lanai and views that wrap around the rear of the home. The lanai is articulated to provide multiple seating areas and orientations to be able to view the picturesque sunsets throughout the year.

 

The master suite is placed on the lowest level. It is accessed by a dedicated window enclosed stairway to the side of the living room and lanai. The master suite has its own two small lanais, each with its own orientation, one with direct access through an outdoor staircase to the pool deck above.
